How much of it would we need? All of it or just the empty bit alongside the North Circ?

Edit: Just reread the link from MattyP and can't work out if he's dismissed it or just angry with the councillor who went public as there's no "official" proposal from Spurs yet?

The empty bit alongside the North Circ is a long step from Angel Road—and do trains stop at Angel Road at weekends? Or even outside the rush hours?

I don't know SS57 I just wondered how much the club would need as that may be a deciding factor between being viable or not viable either way angel rd is going to need some work on it.

I think Levy's had it with Haringay, for their stance on the run up to the NPD final costing. He said last week that the Npd is not viable, so is this the ace up his sleeve plan B.
I just hope that something is sorted soon or it will be another ? years before we see a new ground.

I expect we'll see lots of stories like this in the next couple of years. I really worry that we're now a very long way away from getting a new stadium.

What is this Plan B? Building costs are going to be roughly the same anywhere in and around London, land isn't going to be found much cheaper in London than what we already have, maybe a few sites around the outskirts, but surely any savings on a new site would be outweighed by the savings of not having to go through the whole planning and design process again.

That leaves transport or corporate desirability as the only two factors that could make any other site better in DL's eyes than the NDP. I don't think transport is a big issue, a lot has been made of it, but it really isn't that bad, and the corporate crowd are most probably going to be turning up in their cars anyway. I certainly don't think improved transport will be the deciding factor in any new site DL may consider.

Corporate desirability is the only remaining factor that seems to be of big enough importance to warrant DL's attention when looking for a new site. He would be looking for greater naming rights and sponsorship revenue and an area more desirable to the corporate types than Tottenham.

Basically if DL tries to move us to another site he is saying that Tottenham isn't good enough for our sponsors or our corporate customers therefore we must move.

Will see a few bids from Boroughs who would like a new football stadium.

What has happened to Walthamstowe dogs? Has it been built upon yet? Not proposing we move there just a bloke in the pub brought it up when we lost the bid. Stay where we are and get the NDP to work or move to Hampstead Heath as I'd only have a 5 minute walk :wink:

Spurs had a good look around at other possible sites before settling on the NDP. By all accounts, it is likely that little has changed in terms of the availablity of suitable land elsewhere.

The long and short is that any land having better transport connections will be more expensive, so less appropriate than the current site. There may be cheap, polluted, brownfield land out there but decontamination costs would rule it out as a viable site. It is likely that the NDP is the only site with a chance of viability.

The Stratford fuss has put the needs of the deprived are of Tottenham on the map. This may focus the minds of people able to make a difference. If Spurs were invited to bid for Stratford in order to give the process the veneer of being competitive, people like the Mayor may be prepared to pull strings on our behalf. It would make sense for CABE and TfL to adjust their views about the size of the housing development. If Spurs can make more money out of the enabling development, then the financing will be easier. Furthermore, Kober talked about a possibility -- only a possibility -- of cooperation between Haringey and the club to raise cheaper finance. Is there any land in the possession of Haringey that might be entered into the development equation?

What's important is that Levy plays a careful game. If Kober and her oficers adopt a pragmatic position, some of the councillors might not. There are ruffled Haringey feathers to smooth. He could also seek good advice about how he might negotiate with the public authorities and manage the concurrent PR. He certainly doesn't want the kind of advice he received on the ill-fated Stratford bid.

The trouble with the housing is that prices for two- and three-bedroom flats in Tottenham top out at around £200k. People might pay more for what's perceived to be a prestige location, but not a lot more; they certainly won't pay over the odds if they can get better value for money in one of the umpteen other developments in the area. Some people on here think that CABE sticks its nose in for the sake of it, but it's clear that there were major flaws with the original design.

BTW, Google Maps now has up-to-date satellite imaging of the development.

Planning approval was refused and now it may re-open as a dog track
they have had the planning turned down three times now, it lost money as a dog track on a weekly basis and the company that bought the land keep leaking the same old 'we might reopen the track' story each year, they have put in planning for over three thousand homes each time and have been told it's too much.
The other problem with Walthamstow dogs is it has shite transport links and the fact it's not in North London will probably piss off half of the fans again.

Yep i live 200 miles away now but WAS BROUGHT UP and lived in Enfield. I based my comment on knowledge and experience of the political process that i have been involved in for the last 15 years or so. experience has taught me that most creative political projects at a local level tend to be put forward by conservatives who tend to look at the wider economic picture beyond five years whereas labour look short term and often block proposals.

for example in Bradford the conservatives put forward a bright innovative proposal to develop an area around the citys rugby club to create a sporting village, new community facilities and identified money within the budget to use towards a PFI with the club and other sports to come to the area and use as a HQ. Labour came in and cancelled it immediately wasting millions and rendering the area useless and devoild of any capital investment. it is also an area where they have labour and not tory councillors.

My thoughts are that a tory led council are better to work with than a labout one hence issues with Harringay. now enfield is run by labour it is unlikely to happen but under a tory led council it is more likely to happen.

Plan B= Plan Blue.
It's a cinch.

The NDP is the only viable plan after much research and pre-application planning.
The 'not viable' stuff from Levy is just posturing at worst,
a negotiating tactic at best which may yield results,
but they are unlikely to be enough to swing the deal.
£8-10 million on a £400 million project and rising no doubt.

If we start from scratch again it may be 5+ years before anything concrete appears.
By then we will be safely settled as a second tier club
happy to make the Europa each season.
