I don't think the revised plan for NDP that got planning approval is viable. The original plans were. Remember the first set of plans were for 450 affordable homes when the CABE saw the plan, they decided that was far too many and Levy had too reduce the number to 200. Now bear in mind that the homes being built on the site were essentially to offset the cost of the stadium than that is more than half the anticipated income from the sale of flats. I suspect that levy knew the revised plans were unviable even as the planning consent was being decided. He had to get planning permission for the site simply so that at least the land now has value as at the very least it can be sold to any prospective developer.

No other developer is going to build the NDP, so they'd have to submit planning again anyway, the only 2 possibilities for him going ahead with planning, IF it wasn't viable at the time, was either because he thought it would become viable or because it would increase the value of the club for any possible sale.

If all these sites, and there seem to be several, were surveyed and costed why do we not know the details?
Why was the now 'dead in the water' NDP chosen?
I think we aught to be told, in fact we should have been told before now.

Are there any details of the uipgrading and gradual renovation of the current stadium available?
I have been told that plans for an increase in capacity of up to 10,000 by increasing all stands by an extra tier are viable.

How long ago was it that Sugar said that the long term answer was the Internet.
I would gladly pay for a legal and reliable stream of home games through Spurs TV/Sky or the licence holder.

TALKS are underway to encourage Spurs to build their new stadium on land in Edmonton, the Enfield Independent has learned.
Former leader of Enfield Council Michael Rye said he is brokering talks between senior councillors and an “interested party” to put together proposals for Tottenham Hotspur executives.
They are looking at the Meridian Water site off the North Circular as a “viable” site, he said, for the club to build its stadium alongside new housing and businesses.

Cllr Rye, (Cons,Town), said: “The site is right by the North Circular and hasn't got the intricacies of the 1920s road system around Tottenham.
“I have arranged a meeting with the leader of the council, the chief executive of the council, and another player with an interest, and we will be putting forward some proposals.
“With the situation at the moment, this is a possibility and a viable option.”

Spurs looked at the Meridian Water site along with other potential sites before developing plans to redevelop White Hart Lane in Haringey – subsequently gaining planning permission for the Northumberland Park site.
The Enfield option was rejected at that stage as the club pursued its Tottenham plans as well as bidding to take over the Olympic Stadium in Stratford after the 2012 Games.

Tottenham was not selected as the preferred bidder for the Olympic Stadium last week, with fellow Premier League club West Ham preferred instead, and the club has now been forced to reassess its options.
Councillor Doug Taylor, Labour leader of the council, today denied he was meeting to discuss the prospect of Spurs moving to Meridian Water, and insisted there had been no official approach from Tottenham at this stage.
He reaffirmed the council's support for Spurs staying in North London, but added: “As far as we are concerned the club has planning permission with Haringey to re-develop White Hart Lane."

Cllr Rye pointed out the Edmonton site would not necessarily need a new rail station - a potential sticking point of the Haringey development - and would only need investment in the existing under-used Angel Road station.
He added the council's plans for Meridian Water have “stalled”, and called for support for a new approach which would see a football stadium alongside residential and commerical development.
The club said no alternative sites are being specifically discussed at the moment, and added it is “assessing the situation” before making its next move.

Can't see how that's ever going to work on the transport front, it's far worse than what we've got now.

Maybe not, but looking at the plans with an underground station, I presume they are planning on a Victoria Line extension, which must mean that there will be services running through Northumberland Park. Surely if this were the case then TfL would have to consider an underground station at Northumberland Park.

We'll see what we say if/when they approach us. It would be nice to have another option, especially if they are actively interested in attracting us.

By the way what's with the new station being provided with the NDP? Did I miss that?

If we go ahead with the NDP and Enfield get the go ahead for the Meridian project thing then the plan is for it to have a tube station, which would be an extension of the Victoria Line from Northumberland Park. If this were the case it would open up the possibility of a Northumberland Park stop as there would be tubes running past it.

I suppose from Enfield's point of view us moving there could kick start the project.

I doubt we would even consider it unless the tube station was already there or guaranteed to be by the time the stadium opened, having Angel Road as the only train station would be an absolute nightmare, it just wouldn't cope.

The Meridian Water project is part of Enfield's 15 year regeneration plan, so it could be a while before we see any progress on it, can't see it going anywhere until the country's finances are in a better shape as it would need central government funding.

Which would require the Meridian Project to go ahead, and assumes that Network Rail won't go ahead with quadrupling the Cambridge-Stansted Line in the meantime. Either way, we're looking at 10-15 years in the future.

Just read David Lammy's twitter and he suggests he will petition the government and mayor, etc, for money to help back our NDP. He also wants Levy to come out publicly with information on why it has become "unviable"

Really we all need to know the answer to that question. Why has it become unviable? Will we ever know?
