If we actually buy him for 36m when Kovacic has a 43.8m buyout and reportedly wants out at Madrid, I'm going to be nauseated.
I agree with the premise, but its never that simple. Grealish also satisfies a HG need - and that should be factored into the cost.

The homegrown issue should be addressed by looking to replace the non-HG players at the fringes of the squad (Llorente, Sissoko, Lamela) with players from our academy. For key purchases such as replacing Dembele, we really need to be looking for the absolute best quality we can find within our budgetary constraints.

If we're willing to pay upwards of 35m for a player like Grealish, we should be able to go that bit extra and get genuine quality instead.

Who said Grealish is a replacement for Dembele?

Herc, in this post, said he wasn't being looked at as an Eriksen deputy and that he'd give us the tactical flexibility we are seeking. I read that to mean that we see him more as a No. 8 in a 4-3-3/4-1-4-1 kind of set up, which is to say that we would be moving away from a double pivot.

The only way this makes sense to me is as an opportunistic piece of business borne out of Villa's desperation and our own need for a player who can slot in for Eriksen. If we're actually spending real money there are much better alternatives for the role Herc described, IMO.

Well fair enough, Herc also said Grealish is Poch's no 1 target for that position.

Is the stuff about L'Pool now being interested rubbish or are they sticking their noses in?

We (collectively) haven’t got a scooby about the figures being bandied about. What on the face of it may appear similar figures may end up being vastly different when everything is taken into account. Signing on fees, agents, wages etc.
