There are some really stupid comments in this thread.

As others have said, it’s not who you replace Toby with or the money, it’s the damage that selling him in January would do to our prospects of competing in the league and for trophies this season.

If he doesn’t sign a new deal then by all means we can sell him in the summer during a period where we can bed in a replacement (also giving Foyth another 8 months to improve further before becoming too reliant on him).

Any notion of a selling any of the players in January who are currently positively impacting the first team on a regular basis is utterly ludicrous.

We could not get a player on parr, if we buy anyone it will take time to settle, we need to buy a good young CB and keep Toby and Verts. this season we have just about had 2 CB fit / available for a lot of matches.

I was quite enjoying the transfer window being open for a couple of days, but after seeing Toby's thread in here I've changed my mind.

We'd be daft to lose him in january, but if we do sell we need a left footed centre back.

There are some dumb transfers we could do in January, and selling Alderweireld is right up there. It's no coincidence that we kept clean sheets against Inter and Leicester, and did so relatively comfortably; Alderweireld and Vertonghen were the CBs. We used to have the best defence. We no longer do because those two now rarely play together.

If we make it to the Round of 16 surely he'll want to stick around and fight for the Champs League? :(

Seriously, we need to try our best to sign this man. When him and Jan play together I fancy us against any side. Can't imagine us being able to find a better replacement in this market. With Toby, Jan, Sanchez and Foyth I believe we currently have the best CB depth in the league... but we need this depth because we're injury FC at the back...

assume he wants 180k per week in a 4-year contract, that's 180k x 52 weeks x 4 years = 37.44m
in today's market who can we buy for 40m?
It’s about keeping parity with the squad - say another 10 players need to be paid another 30k a week to stay ‘happy’= £15m year

Depends who those players are.
If you want top quality players so you can compete as a top club, get cl football every season, win the odd trophy and fill your new 62000 seater stadium then I'm afraid you'll have to pay top players the going rate.
If on the other hand you think you can let them go, make a profit and replace them with players who are good but not as good and still achieve those goals then prepare for disappointment when the wheels inevitably fall off.
Aurier and Trippier are good but not AS good as Walker was for us.
Winks is good but not AS good as Dembele at his best.
Sanchez and Foyth are good but they're not AS good as Toby.
If we keep watering down the squad it wont end well.
We really need to make a statement, keep Toby and bring in a top player to show we're not standing still or going backwards.

I imagine its not that straight forward. You also more than likely have:

Agent fees
Signing bonus
Clean sheet bonus
Win bonus
Etc. Etc.

Depends on what he's looking. No doubt Toby is an amazing player, no argument there, but is there value in a 4 year deal for us with those type of wages on a player who many have already said "He isn't the same as before his injury..."

Personally I would sign him up, but can understand the predicament the club faces.
