Bumped into a local councillor tonight. The club is attempting to buy all the property between Paxton Road and Northumberland Park—the houses in Worcester Avenue and the entire industrial estate behind N17 Studios. The idea is to build a new ground from scratch here, then demolish the existing stadium and sell the land for housing/commercial use. This renders the groundshare unnecessary.

That bit is. It's the area north of that, as far as Northumberland Park, that's being lined up for future extension. The ground behind the old petrol station would only enable us to expand the existing stadium. Buying up the rest would enable us to build a brand-new fuck-off stadium whilst continuing to play at the old Lane.

I think the West Ham groundshare is a cover for another option, which while not ideal, is more palatable. Which could be us having to wait another 5 years for a new stadium built on land we have yet to acquire, but then people will say "at least we don't have to groundshare with the Spammers".
The 3 times I've been to Upton Park I've felt uneasy, even though I was sitting with West Ham fans at a non-Spurs related game. It doesn't feel safe, and it's just poo.

I think that some people are missing the point. I'm pretty sure they are talking about a continuous ground-share (well they are on KUMB anyway...)
This rather unpalatable reality seems to have been over looked, but it was certainly the impression I got. That we were looking to join forces with West Ham and build a stadium together that we would share permanently.

The latest info from SS57 looks a lot more hopeful though, a new stadium without having to groundshare would be ideal. Though it still leaves the question of transport.

It does. The other property remaining on Paxton is the JW Hall, plus the council offices on the corner.
I should think the leaked drawings are a 'concept', but it would hardly be a problem locating that stadium entirely to the north of Paxton. The huge advantage is that there would be no need for a groundshare.
