Was with a QS last week who knows the ductwork contractors on site, Imperial. He said they were very behind schedule, whether he meant the ductwork or the job as a whole he wasn't clear on. 3-4 weeks behind so far. Also mentioned that Mace have been murder to work with and Spurs aren't happy with them.
I'm away with him this weekend, so will try to get some better information.
Pretty sure Levy or someone at the club said it was on schedule/ahead of schedule. And besides, on the 9th January we'll be able to see for ourselves if it's behind schedule because of this image:

To those that moan about the hospitality at the new stadium, please look at this and see why the fans really aren't being screwed over. There's over 6 times the number of Spurs fans compared to those in hospitality seats.

Thanks for posting that. I've been reading several pages of people insisting that the entirety of the East and West stands will be for rich folk, all boxes and "luxury" packages and hospitality seats, thinking it was probably panic and bullshit, but without any evidence that would enable me to comment.

According to that, there will be just under 20,000 general admission seats in the East and West stands. I reckon that's more than we have at present. So can we cut the whinging, please?

I wouldn't believe the official statements that "it's on time" any more than I would believe the moaning subcontractor that "it's weeks late".

Each side has an axe to grind. Developers always make public statements about how wonderfully smoothly their developments are going, even when anyone can see that it's nonsense. It's mainly to keep their funders happy.

How long on a stadium this size are snagging works expected to take?

Think we should be alright even if it's not 100% complete on time.

I think that would be done differently in a construction-management contract. As there is no general contractor with overall liability to hand over the completed project, I imagine they would snag each trade as they go. But I don't know, it's an interesting question.

If I were project-managing this, I'd divide snagging into issues that bear upon health-and-safety and formal approvals and prioritise them. Cosmetic snagging can wait until after the stadium is open to the public and hosting matches. It's not as if it needs to be used every day - there will be a week between matches to iron out uncompleted work and snags.

Cheers david. I have very limited knowledge on how this all works and am mostly just asking questions.

So I'm guessing snagging is a stage by stage thing with sign off of each part of the build, electrics, water, lighting? if so can that be done say for the north stand separately then the west stand etc etc so by the time we move out and demolition is started, all that can theoretically be completed on what's built already?

during the commentary tonight Ian Darke mentioned we might even play at the lane next season, surely that would only be due to a massive delay come May surely, which would mean either losing the North stand for the whole season, but would they be in a position to be able to finish the build and fittings to the new south stand in the 3 month break?

can't see it myself unless there are major delays, which I'm sure would pee off the NFL if they have put funds in to start in 2018

We need to do everything possible to make this happen. We should introduce 24 your working days - give adjacent residents a couple of grand each to keep them happy. We could put a temporary roof on the three completed sides, held up with poles like the east stand. And we just need to get the basics done internally - won't take much to get it to the same standard as the Olympic Stadium.

What will happen will happen. I am sure every contingency has been put in place and all aspects considered. Of course it is in everyone's, including the NFL's, interest to get this built in a very tight timeframe. I bet the club visit it daily. Don't worry yourself.

Also, I would rather it take longer than expected, than to rush it and do a shoddy job! But I'm quite sure it'll be pretty much on time.

The stadium will need a series of safety certificates to be used and it needs the roof on. I remember the East stand modifications failing a safety certificate the morning of the first game of the new season calling it off st the last minute. All hell broke loose with the FA.
I reckon it will be a close call.

On the basis that the new pitch rolls in and out, how will the undersoil heating system work? Anyone read any detail on that?

With the amount of first day away fixtures we get im not sure the FA and powers that be have ever forgiven us for that. Coventry wasn't it?

Perhaps it won't be required,if we can just store the pitch under the stands while NFL is being played, they could do the same to avoid freezing during winter.
