Just going on logic having a big space for drunk football fans to congregate and mix with the general public after a 3-0 beating by a local rival seems like a recipe for disaster.

What you want is all the supporters to disperse when a game is over and a big open space right outside the stadium isn't really conducive for that.


Tottenham Hotspur as a club, have already stated that they actually want a slow dispersal of fans from the stadium after the games, that is why there will be post match activities in place, and lots of large screen TVs outside the stadium, the reason being that it will be very hard to quickly disperse 60,000 fans safely, when all transport links such as buses and trains will be at full capacity etc

There will in the near future be separate plans submitted that will entail changes to the stadium and podium, regarding changes to the stadium itself there will along with various other changes, be an increase to the stadiums capacity from the previously agreed 56,250 to over 60,000. :grin:

Regarding changes to the the podium, the biggest news is that their are plans to remove the FOUR listed buildings, that have caused the club so much trouble both aesthetically and financially, it seems the club has got it's way over this, and the removal of those Four listed buildings will give the front of the development an uncluttered look, and free up public space that was lost by the extra 85 apartments.

Over 60,000?! How far over are we talking? Couldn't see anything about that in the planning documents, other than a reference to some consequential and other modifications to the stadium which will be the subject of a separate application.

I think the new design looks good. I never thought the hotel was a great idea anyway, I'd rather they built more flats.

The police have responsibilities in the area 365 days (and nights) a year. It is counter-intuitive to suggest that an area containing four separate buildings, behind which activities can be conducted unobserved from the road, is easier to police than an open space.

As to match day trouble, an open space is vastly easier to control than people fighting in and around a number of separate buildings.

Additionally, by your logic, the much larger open space for the community proposed in the second scheme would have drawn commensurately greater opposition from the police, which I don't believe it did. However, happy to be proved wrong if there are links showing the contrary.

I'll be honest mate I think they're not shown because they are existing. All that is shown on that plan is the new build in pink, they (Haringey) can do nothing about the shadows of the existing buildings cos, well, they're existing :razz:

College and more flats is a good replacement for a hotel.
The open communal space treats the fans as sensible and responsible which 99.9% are, rather than drunken morons looking for a fight.
Them open spaces eh! always causing trouble.

What you are saying is incorrect, it is not only the "new build" that is in pink, look to the left of the new supermarket, and you will see a row of buildings that are going to remain after the stadium complex is completed.

As well as the above there will shortly be further separate plans submitted relating to increasing the stadium capacity to 60,000 plus, and for changes regarding the podium this is where it concerns those Four listed buildings being removed.

Yeah looking at it again it does seem strange that those buildings are removed... I'd be surprised if we were able to demolish them after all the negotiations with Haringey and English Heritage. Then again ickle Danny is quite the negotiator....!

It was one of a number of points that Daniel Levy insisted on having during negotiations over recent months with the Government, Haringey Council, and Boris Johnson etc, in his aim of making the NDP financially viable and to keep Spurs in Haringey, the building of those 85 extra flats along with the other changes, and the saving of not having to pay out millions to renovate those Four listed buildings will have probably cut £50m or so from the total build costs of the NDP. :clap:

Looking at the design with those 4 towers that would make sense. The 'public realm' on previous designs is gone (where they had shown an ice rink, etc), the only place where they would be able to fit that in now is the space occupied by those buildings. Perhaps they will expand the podium to the High Road, thus providing more retail space/parking at the ground level and more space for community based events above it.

The choice of the word 'remove' is interesting, it almost gives the impression that the buildings may be taken down brick-by-brick and relocated somewhere else, but if that is the intention why wasn't 'relocate' used?

Perhaps it's just semantics; 'remove' doesn't sound (or look) as brutal as 'demolish'.

Personally I hope Warmington House is retained in some form or location as it was there, almost 50 years ago, on the steps of the old Supporters club, that our little gang of 10yr old's used to meet up pre-match.

How do you know that they propose to increase the planned capacity?

Would be interesting to see how they will do it, especially if they have to keep the same footprint/height.

One that jumps out to me would be putting a tier above the back end of the 'kop' stand. You could easily squeeze an extra 4K in there.

To renovate those four listed buildings would not cost millions. I'm still hoping that these significant parts of our history can be retained.

Increasing the number of flats should significantly reduce the amount of funing required, so all in favour of that.

It should make it a more attractive investment and make the potential returns higher, but surely it will increase the funding required?
