I'm looking to buy a new flat over the next few years, would be pretty cool to live in those right next to the stadium. Hopefully, it is not luxury housing.

Remember when the new Wembley was built it took quite a while for all the surrounding real estate to be turned into apartments, hotels and shops, but now you can barely see Wembley until you’re in it.

I just did the stadium tour and the sky walk and it was great fun. Would highly recommend.

Whilst on the tour one of the tour guides said the club were going to open a bar/nightclub in the glass boxes under the roof of the north stand and a go kart arena under the south stand. Not sure if common knowledge but thought I'd share nonetheless
You heard it here first over a year ago ;)

Fantastic level of detailed planning for the stadium by the executive.

Shame about executive involvement regrading the football team in residence at said stadium.

a little bit on euro2028 and naming rights

Manchester City’s stadium is set to be named as a host venue, ahead of Old Trafford, for the British and Irish bid for Euro 2028.

The list of 14 stadiums earmarked for the tournament is being cut down to ten for the official submission of the bid to Uefa next week. There will be six English venues, with Wembley Stadium put forward as the venue for the final.

It is understood that City’s 53,400-seater Etihad stadium is seen as being more modern and its capacity is set to be increased to 60,000. Old Trafford has a greater capacity of 74,300 seats, but does not comply with all of Uefa’s requirements, and is seen as being in need of an upgrade.

There is also some uncertainty over the timing of any redevelopment of Old Trafford following a potential takeover of the club.

United said in a statement: “Manchester United was pleased to put Old Trafford forward as a potential host of Uefa Euro 2028 matches and proud of the strong case we made.

“However, during follow-up discussions with the FA, it became clear that we were unable to provide the necessary certainty around availability of Old Trafford due to potential redevelopment of the stadium. As a result, we have mutually agreed to withdraw from the shortlist of potential hosts.

“We are committed to maintaining Old Trafford’s status as the largest and most iconic club football ground in England and look forward to future opportunities to host international matches and major events at the Theatre of Dreams.

“Everyone at Manchester United wishes The FA the best of luck with the bid to host the tournament in 2028.”

Uefa regardless has the final choice of stadiums, and if the British and Irish bid is successful in the vote in October, when it is up against Turkey, then it could still choose stadiums from the reserve list.

Only one other stadium in London — the Tottenham Hotspur Stadium — will be named on the list of ten, with West Ham United’s London Stadium dropping to the reserve list.

The Tottenham stadium will be included despite an agreement still not having been reached by the club with Uefa over what happens if it secures a naming rights deal. Uefa demands totally clean, unbranded stadiums, but sources say that Spurs are still trying to negotiate some leeway to maximise the value of any deal. If Uefa is not satisfied, it does have the power to drop Spurs’ stadium and to use the London Stadium instead.

Everton’s new stadium at Bramley Moore Dock, Newcastle United’s St James’ Park, and Villa Park in Birmingham are expected to be the other English venues among the ten, along with Casement Park — a Gaelic sports venue in Belfast — the Principality Stadium in Cardiff, Hampden Park in Glasgow and the Aviva Stadium in Dublin. Sunderland’s Stadium of Light was also on the original list of 14 and, like Old Trafford, is expected to be on the reserve list.

Meanwhile, Mark Bullingham, the FA’s chief executive, has admitted that talks are still going on with police forces about securing guarantees that there will be escorts for team buses at the tournament.

Uefa wants the guarantee that all team buses will have police escorts to stadiums to prevent delays to kick-offs, but it has proved difficult to secure given that so many different police forces will be involved.

Bullingham said: “We are going to submit a very strong bid — I don’t think there are any big gaps on anything.

“There’s still an ongoing dialogue on the police escorts. We believe we’ve got a solution. We’ll have to work through that with Uefa and check that they’re comfortable with how far we’re able to go.”

Read that we have a season ticket waiting list of around 100k. Even if just 15k or 25k are genuine, as you automatically get added to the ST list when becoming a member, that is pretty impressive.

Provided transport links have capacity, which is the only constraint I can think of, could we expand the ground moving forward?

I know we can turn the second tier in the north stand into corporate, stated as future proofing in the section drawings for the original permission, but wondered how if it all we could expand. Its not a priority and to be honest can wait some time but would be interesting to know.

Honestly, the short answer is no. In terms of adding 5k-10k seats to the ground.
There are a few reasons but the main structural reason is due to the way the roof has been constructed. You have to think of it is one piece, and you can’t just say take down the roof over the south stand build a new tier and reconstruct the roof. A bit like city did:

This construction style is far lighter, requiring far less material, weight and energy. A preferable trade off to incurring those costs just to leave the possibility of adding 5k cheap seats up in the gods 10 years down the line.

Secondly going up requires going out, and the current footprint is about as large as you can reasonably go, especially east and west.

So you end up where we are… 61k. With our average attendance and clubs preferring to keep some pent up demand available to keep tickets selling and prices high, it seems about right.
To see any meaningful change to this number, you’ll have to look at expanding when the new ground reaches the end of its service life in 40/50 years time. And the match going dynamic in football may have changed completely by then anyway.

Better to have a full stadium with plenty of demand than a scattering of empty seats every match.

Just an aside on my experience I'm a season ticket holder in the Park Lane and three times this season I've had to miss a game, Brighton was one of them, and so I put my ticket up on the exchange and each time they were gone in less than an hour, actually I received the email confirmation in less than an hour so they may have gone even sooner.
I get the impression most people who want to go can get a ticket at some games through the season.

Same, my wife woke up unwell saturday. So put my 2x tickets up for sale at 7am, got confirm they’d sold by 9.30…second time I’ve used it this season at late notice and both times they’ve sold. I’m block 251 standing, so a popular spot too

You may be right about the popular spot I'm in 252.

Well the atmosphere is bound to improve tenfold next season when the trumpet comes in.

Of all the reasons I have to take a pop at the club right now, this has jumped right to the top of my list, a fucking trumpet in the crowd for god sake. I'd be cancelling my season ticket on this basis alone.

The trumpet’s a joke, ain’t it? If it’s part of the “Ultras” proposal it’s a send up.
