I think the Goods yard application has been denied which would be a massive blow to ENIC after all the work put in. Ridiculous really I guess club will end up selling the land to the council.

ENIC could still decide to build the previously consented schemes for the Goods Yard and B&M sites or take last nights decision to appeal.

Probably take it to appeal won’t they. Seems ridiculous it’s gonna be built one way or the other wonder what the grounds for refusal were.

I would think ENIC will. The Planning Officers did recommend that the application should be granted which will mean there are good grounds to appeal.

Maybe this isn't the right thread for it - but what happened to the hotel / accommodation etc. that were adjacent to the south stand in the stadium designs?

Still in the plans and was mentioned in the extreme sports recent application.

Taken from the recent planning applications issued to prevent planning consent lapsing:

Community Health Building - “the Club has been in discussion with prospective partners, including primary care providers and technical medical partners for some time, but an operator has not yet been confirmed”​

Extreme Sports Building - “the Club has been in discussion with a range of prospective operators of the Extreme Sports Hub for some time, but none has yet been confirmed”.​

The hotel would need an anchor operator to comit before construction starts.

The Apartments are on hold due to current market conditions

Anyone know anything more about the rejection of planning at Goods Yard? Will they appeal/what are the chances of success at appeal? And if it's unsuccessful, does it put the kaibosh on the whole project?

Just had an offer accepted on a place very near the stadium so was interested in the prognosis.

They already have permission for the goods yard, this was an updated application with more flats I think. So basically could just use old application but I’ve a feeling will appeal. Not sure why it was turned down. High road west will eventually get done. There’s also loads of other schemes happening in the area non Spurs related. I know people that bought 5 years ago and already sitting on a tidy profit. I’d say there’s still some upside, Tottenham will never become Islington re value but imo over next 20 years it will certainly be a vastly upgraded area.

Historically, most Plannig applications that are initially rejected,and then appealed tend to go through

There’s a new application for the Selbey centre new development. Sort of opposite the stadium just to north. Not Spurs related by more regeneration plans, can’t actually find a render at present but it’s a big site.

On the refused recent application council haven’t set out a formal reason but this was said. Lib Dem councillor Luke Cawley-Harrison said it should be refused “on the grounds of height and density, design of tall buildings, impact on heritage assets, visual impact and long range and medium term views”.

This is despite Haringay own planning and design officers approving it. All a bit weird and it’s hardly like you’re spoiling the scenic views in Tottenham. Will apparently go to the Mayor who can overturn it.

Hotel mentioned again in financial report so clearly still on the agenda. I’ve a feeling we might be hearing more on this pretty soon.

Yeah I saw that. There is also a little detail on the costs of the High Road West scheme in there too.

There are also quite a few property deals that have exchanged hands over the last 12 months. I think it was @Wine Gum who was interested in the values being paid and whether they were at market value in the past, although I could be wrong (no valuer is going to sign off a valuation of a property for a sale if it isn't though). It is on page 40 of the accounts

Bit confused by a part in accounts the 2 new companies set up high road west & goods yard bought £5m worth of land from the “ group “ who’s the group ENIC or the club ?

As of today, is there a solution or you don't know? I am curious about it for my own reasons :)
