While the stadium was being constructed a lot of the properties surrounding the stadium were sold to companies that are not part of THFC at 'fair value' prior to any planning gain. We do know that Levy doesn't think it is viable to develop the hotel and properties on the South podium at present, so the value of that potentially developable land probably isn't huge.

Those companies are all wholly owned subsidiaries of Tottenham Hotspur Limited - which is itself owned by ENIC Sports & Development.Know nothing about company finances and how it all works but checked out the accounts of three of the companies listed above, assume rest are the same, the ones checked were Stardare , THFC Women and THFC Stadium, in each accounts it has a section that begins "The ultimate controlling party is ENIC Sports & Development Holdings Limited , 303 Shirley St , Nassau"
