Pretty much everyone. Where have you been?

Apparantly living in the South East/London with the rest of us who have been seeing continual growth in the housing market despite dips in the rest of the country.

There are parts of London which have decreased slightly, but not much more than usually happens when things get a bit tight.

As long as the EU gets continually bigger and as long as the UK keeps good ties with China and the Arab nations (UAE etc..) the property prices in London will continue to rise, albeit at a lesser rate than we have seen over the last decade.

funny how their article doesn't actually agree with their data on their site......

also what their data shows is what the average house is selling for in London, which means they add up all the house sales for the period and divide this by the number of houses sold.

so if all the people with expensive houses are not selling, becuase the market is a bit slow and there is a credit crunch on, but yet all the small flat owners are still selling, because there is always a constant turn around of first time buyers and also because a 2% loss on property that is valued at £150k is much less in real money terms than a 2% loss on a £1.5m property, all that happens is that it looks from a simplistic view point that the avergae house price has gone down, but in reality all it is is this:

10 houses sell all for £150k so the average house price is £150k

5 houses sell for £150k and 5 sell for £1.5m so the average house price is £825k

it's more complicated than that obviously, but it is too early to tell whether there is a significant downturn in property prices in london, especially a long-term one.

Couldn't we add Alexis Sánchez to that list? He seems to have impressed quite a few--I've liked what I've seen of him so far (only 4 games, though). I'm pretty sure he can play on the wing, as well as in the AM and FW role.

Sanchez is owned by Udinese and thus one would probably fly to Italy to negotiate a deal :wink:

I think the key phrase there is 'too early to tell'. Not even the experts know whether it will be a short-term blip or a decline that lasts for two or three years. Levy is far too astute to take a flyer on its being the former.

It's been claimed on Topspurs that we have paid £2m for a two-year option to buy the remaining land between Paxton Road and Northumberland Park. The final price will be £16m (or one Croatian midfielder), which seems pretty reasonable to me. But we'll be looking to partially offset the cost of the stadium by a big residential/commercial/leisure development on the site of the existing ground. That's going to require very careful timing if it's going to succeed.

I did not know that...each day is a learning adventure. :)

Sanchez had a good match yesterday--nice assist and a couple of good balls in from the right, Abreau fucked up royally not to have scored on one of them...

Alexis Sanchez is Aaron Lennon actually scoring and assisting on every match. Better than Messi and Aguero according to the Argentinian media and, no wonders, everyone in Chile... Might be out of our reach and Udinese wants him back asap
