I am reliably informed that while the build goes ever upwards the plumbing and other utility infrastructure is now underway at basement and ground level.
I don't really understand the full importance of this but I'd guess it tells us that a significant landmark along the project line has been reached successfully allowing a new phase to begin.

I think they do plumbing so you can get water.

A very substantial part of the answer to "how long are we looking after the stadium's built that we'll be actually able to compete financially with the top clubs" depends on something unconnected to sponsorship or footballing affairs.

It depends on whether they can build and sell the 500 flats before the London property market does one of its periodical crashes. I'm sure the housing receipts will be used to reduce the debt. And it's a big factor, especially if they have to sell when no one's buying.

Exactly, Arsenal took quite a hit when they were forced to panic sell (by the lending bank) about 150 of their flats when the market tightened.

It's possible that they could do this with part of the development over a short period, if they reckoned problems in the market would soon sort themselves out, but rental income does not pay off capital debt. Capital receipts pay off capital debt.

Let's say the club is incurring interest on that debt at (say) 5% p.a.. The annual rental income from a London flat is typically 4% to 7% of its capital value (that's called the "yield"). Rental income could only cover the interest, not reduce the debt.

There is a lot of supposition going on about the financing. Unless we have itk on this at the moment it is all 'educated' ;) guesswork imo and most probably way wide of the mark.

We don't know what figures have been put into the forecasts, the likely amount of money coming in from sales of seats, events, NFL, sponsorships, on-the-day and off day events and even future broadcast rights.

As an earlier poster has written, I consider DL to be very shrewd and most of the info we do have has been put out there for quite considered and specific reasons.

I don't take Levy at his word here at all. In truth, he's not concerned about the fundamental viability of the financing; rather, he's concerned about wringing every last penny of value out of how that financing is organised. Not the same thing.

He's just setting people's and fan's expectations which is all he can do really, for many I think that getting the stadium built they probably think that it's an instant game changer and we'll have more money to spend straight away when the truth is it will take a few years for it to bear any fruit.

TFL have the tenders for the work back and will be appointing a contractor very soon. The work is now on course to be done in time for the stadium opening.

This had been a big worry as TFL weren't in any rush at one time.

With the retractable pitch, couldn't we host a lot of revenue generating concerts compared to other teams as we don't have to worry about ruining the football pitch?

That is the plan, yes. Also, Levy has been watching societal trends and thinking about populist rallies for demagogues, and perhaps public executions in a while. Worth keeping the cranes for those.

I don't think anyone wants to watch the Jets play anywhere. They are the West Ham of the NFL.

do they have the money? Not sure yet. $700m in revenues last year so they could feasibly. More likely they just become a primary drinks partner though. So plenty of energy drinks on offer in the various bars.

Damn, when I read the word 'Rockstar' I thought we are going to have some thing like the "Grand Theft Auto Stadium". :(

Great, but I'm not sure this was Levy's main concern. I don't think tfl got a mention in the leaked email.
The Mayor has a separate regeneration fund, and perhaps the banks wanted some hard proof that the mayor is fully committed to providing funding. It is odd that Khan hasn't publicly responded. I don't think he has ever mentioned this regeneration since he was appointed.
