As LA Yiddo said, you know absolutely nothing about the development and construction industries. Your posts are just embarrassing to read, because you apparently think it's easy building anything in an urban environment and that building a £450m multi-use development, including a huge, structurally-complex stadium, a supermarket, four historic protected buildings, a public square, 200 flats, a hotel and various shops and ancillary facilities, all crammed into a site surrounded by urban roads, is easier than building a stand-alone block of flats. That's so ignorant it's plain idiotic.

As I said only a few posts ago about another troll-inclined dick on this thread, it's also fucking disrespectful to the people who have spent hours filling this thread with information based on their professional experience.

P.S Just in case you're still in a state of doubt here, I did my degree in architecture and have worked in housing development for 30 years.

Last Edmond had said was ages ago that there was delays but things are always happening behind the scene.

I thought all CPO's were sorted and, according to this article, should be kicking in any time now?

This is a genuine question by the way, I'm not going to pretend to understand any of this stuff..

The article says that Haringey Council agreed to pursue Compulsory Purchase Orders, not that they have been granted. CPOs aren't straightforward: there are always arguments about valuations and there are appeals procedures that can be used to delay and frustrate the CPO. Eventually, the council will get its way in this case, because the development being obstructed by the landowners is so obviously of major importance and also imminent, but the council isn't going to throw any more taxpayer's money at the landowners than it has to, even if that means some delay.

What I don't understand is that if DavidMatzdorf is an architect, why hasn't he just built the stadium himself?

I did my degree and RIBA Part 2, but then I got diverted into playing music and then affordable housing and I never actually qualified as an architect.

A planning consent is valid for 3 years (used to be 5), but all you have to do to make it permanent is to "implement" it, which basically means starting some meaningful work on site, i.e., not just surveys or demolition, but constructing foundations. I'm not sure, but I would think that the fact that Northern development is well on its way now means that the whole planning consent has been implemented.

Short of sending in five big geezers with cricket bats, I think the council is just going to have to let the Archway people exercise their legal rights to oppose the CPO. I don't really know any details about the case.

these efforts have intensified in order to see if an agreement can be reached to acquire
by private treaty. In the majority of cases, this has been successful, with the Club
owning over 90% of the site. One remaining landowner has been unable to agree terms
with THFC. THFC have shown satisfactory evidence to Council Officers that a CPO is
now needed as a matter of last resort and deferring any decision will adversely impact
on the ability to secure funding and delivery of the scheme

Whatever the CPO process and appeals against iut, we appear to be a year into that process.

Any thoughts on the timeline David ?

Just a piunt on my part - but could this be an extension of planning permission that Spurs have got for Archway Steel's new site (lots of rumours that to aid the move of Archway Steel we have found them a new local site as part of a CPO compensation package - no idea if we will also build it for Archway Steel. All this would be good ammunition against any attempt by Archway Steel appealing the CPO - assuming I am right that this is Archway Stell's new site).

If I am not right - any thoughts on what this site could be, could it be just a storage site for the construction team ? Seems a bit too permanant for that to me though ?

If it is to do with Archway Steel the extension of planning permission could support the idea that the CPO on Archway Steel has not been completed yet ?

You could be right, also worth noting that the Main Contractor we have awarded the contract to (McLaren), have a background in the construction of the old school 'sheds' that you see on various industrial estates from the mid to late 80s. The CEO and Chairman (I think, I know their names but not 100% on roles...) of McLaren were two board members of Fitzpatrick who were one of the industry leaders in this field.

According to swiss ramble (see thread in spurs chat) we spent £42m on the new stadium and training ground last year alone. That seems an incredible amount of money for a club our size.
