West Ham, don’t take any of that, they are in the relegation zone, don’t own their own ground, owned by a porn baron and won fack all for 43 years.

I moved from Cheshunt to Kent where the main sports are Rugby and cars so not many people give me abuse ? although everyone here who does like football support United, Liverpool or Arsenal

I've lived in Kent for 44 of my 46 years on this planet and Kent is mostly a mix of Spurs, Ars*nal, Chelsea, West Ham, Palace, Charlton, Millwall, Gillingham then lower league clubs like Welling United, Dartford, Bromley, Maidstone and Folkestone Invicta. Never is rugby the main sport in Kent. Cricket is bigger than rugby.

For the record, when I went to Orpington station on Sunday to get to the NLD, the platform was full of Spurs and Arsenal, as it is most home games.

I believe the loan was around 64% of the financing required for the project initially (total cost apx 1bn) and I think Goldmans were the bookrunner. The repayments were due around 2yrs after it closed, and so there has been a bond scheme acquiring investment to reduce that off, and minimise interest risk (switching fixed rate for floating) and convert it into longer tenors (some of which are 15 and 30 years so not repayable in the near future). Some of it was refinanced by Merrill and HSBC - around 50% which continues to be serviced by revenue as you say. That whole scheme brought external investment to around 84% or thereabouts of the original cost which implies that the club funded the gap. I could be wrong but seems most plausible given the results and reports prior to the stadium being built.
Some of the early Ground Development Costs were funded by The Club selling a portfolio of properties to TH Property based in The Bahamas and owned by ENIC. The sale price was on a Fair value basis which at the time was before planning consent was approved. The Club purchased the properties initially out of Club Funds which would have impacted on the transfer budget at the time.

The sites in the High Road West area now have planning consent and will have considerably increased in value but that profit will not now benefit the Club as far as I can see.

Companies House confirms that Donovan Gijsbertus Wijsmuller (based in Jersey) now has a significant control in the companies that own this property i.e. at least 25% and it therefore appears that TH Property (ENIC) has already sold down part of it’s ownership to a development partner no doubt for a profit.

ENIC could easily have put equity into the Club to cover these early development costs and kept the profit within the Club.

Village South of Maidstone mate everyone loves Rugby and motorsports here. Most pitches have rugby goals and shit. I play football for mental health charity and there's 2 Spurs 2 Arsenal 1 Chelsea everyone else is United or Liverpool

Hedgehog racing is more popular in Kent than Rugby
