Like the 2017 World Athletics Championships, you mean? ;)
It won't host another major event after that and at best another world athletics championships.

This is a recipe for disaster, because there will be a point when the hammers need to expand to capitalise on the corporate potential as the amount of boxes is pretty pathetic.

History says that this happens and when the expansion is wanted nobody wants to cop the bill and hence a stadium change. Just look at Juventus, Roma, Lazio, Espanyol and etc.

Public owned stadiums don't tend to work often, even Inter is planning a move from one of the most iconic football stadiums in the world

But that's an altogether different discussion!

Besides, I wouldn't have thought that it would be too difficult to build further corporate facilities in the future. Plenty of scope for it.

I would be surprised at that consider they have incorporated many this year. The lower tier is fixed, so that cant be changed. The Top tier would have to be reworked to fit in more box which would result in the loss of seats. If they wanted to make changes to the top tier, you also looking a new roof possibly.

That stadium is one of the worst to have, just wait till you see it finished. Everyone will say thank fuck we never made a bid for it.

The place doesn't even have toilets for FFS.

We never made a bid for the stadium - which is one of the reasons why we lost.

We only made a bid for the site.

everyone will be thankful that we didnt get the stadium

Also West Ham don't get the money from naming rights unless the deal is big one and they get a share

Isn't that what one calls a franchise contract? It's not really the same as a lease for premises, because some of the value resides in the goodwill and the brand of the chain. The lessee is buying permission to sell 'Burger King' (or whatever), rather than just a space to do business in. I can see how it would make sense to have revenue-sharing for a franchise, because it is related to how well the franchisee is selling the standardised product. But I've never even read a franchise agreement, so I'm guessing.

I have dealt with several 'anchor tenant' leases, typically where a major supermarket chain would take the main retail unit on the ground floor of an affordable housing development for a local-sized supermarket, and revenue-sharing was not a part of any of them.

Nope, its a lease. Retailers increasingly want to derisk by paying a turnover based rent instead of a fixed rent, upwards only 5 yrly reviews and all that jazz which is landlord friendly. Full price shopping centres like Bullring, Westfield (x2) etc have some (only 10% - 20%, but usually the major retailers) turnover leases. Outlet malls are all turnover leases, historically due to the lower margins the retailers are getting for selling at a discount and therefore the higher risk of a fixed rent.

I'm not sure this is good chat for a football forum......

Was he referring specifically to the stadium and not something else?

And was he a pretty reliable itk on this kind of thing before?

If he was, then it suggests that his itk might be related to a big naming rights deal.

But can you tell me - are we going to build this thing or not???
